You are responsible for some repairs yourself.

Although we are responsible for completing most repairs to customers’ homes, you may have to pay towards the cost of repairing or replacing damaged items. You are also responsible for the repair and maintenance of certain items within a reasonable period of time including but not limited to:

  • Reglazing windows and doors where damage has been caused
  • Broken/smashed doors
  • Lock changes when keys are lost or misplaced
  • Replacing lost keys and fobs and the cost of getting into your home if you are locked out
  • Clearing blockages in WC or waste pipes
  • Replacing electric fire elements, fire effect bulbs and gas fire radians
  • Cleaning of chimneys
  • Replacing all domestic lamps, bulbs and light fitting starters
  • Replacing electrical fuses and the resetting of Master Circuit Boards (fuse boards) and Trip Switches (fuses)
  • Replacing clothes lines
  • Maintaining the gardens including trees and shrubs and cleaning rubbish
  • Any repair to installations or improvements you have made (the council or its agent may repair some gas and electrical appliances for safety reasons but will charge you the cost)
  • Internal decoration (textured coatings and polystyrene tiles are not permitted)

Rechargeable Repairs

If you have caused damage to your home, whether this was accidentally or not, it is your responsibility to get it repaired.

You may wish to carry out these repairs yourself, or you may want to employ a skilled professional. This may depend on the type of works required to complete the repair.

You are responsible for the costs of these repairs, and you can expect us to check to make sure the repairs are carried out to the required standard.

If we are required to carry out any repairs on your property that are as a result of accidental or deliberate damage caused by you, family members or visitors to your home, the cost of the work required will be charged to you.

Alterations

If you are thinking of making any alterations to your property, permission will need to be granted before commencing any works.  Please call the Housing Office on 01902 552780 for further advice.

Examples of this would be:

  • Water meters
  • Satellite/cable TV
  • External shed and storage units
  • Changing elements inside your home such as doors, kitchens, bathrooms, removal of walls
  • EV charging points
  • Dropped kerbs and hardstanding's
